San Gabriele's excellence is based on its particular position in front of the great plateau of volcanic tufa on which the city of Orvieto has been built over the centuries. The property faces the city, its medieval historic centre as well as its extraordinary Gothic Cathedral, one of the finest architectural masterpieces of the late middle ages in Italy and Europe. The genius loci of San Gabriele is the incredible sensation experienced when viewing, from the swimming pool in the middle of the countryside, the Cathedral dedicated to the Assumption of the Virgin Mary, with its frescoes by Beato Angelico, Benozzo Gozzoli, Perugino and Luca Signorelli, painted fifty years before Michelangelo's ceiling in the Sistine Chapel in the Vatican, the centre of Christianity. All this gives this property a unique appeal from early morning to evening, with the lights of Orvieto gleaming over the dark rock and occasionally the cathedral windows. It is also fascinating in winter, when Orvieto can be seen rising above the mist that hides its plateau. San Gabriele's garden, designed and created by the famous British landscape architect Peter Curzon, contains many Mediterranean plants such as viburnum, eleagnus, lavander, ligustrum, abelia, rock rose, holly, arbutus and myrtle. The 20 year old garden is self-sustaining, as there is no need of irrigation but only of seasonal pruning. There are some thirty olive trees on around two hectars of land included in the selling price. The garden has automatic irrigation almost everywhere, fed by water from the municipal aqueduct, and has a gazebo outside the kitchen. The electricity and water systems are underground. The house has a total floor area of around 230 m2 on two floors and consists of four bedrooms, three bathrooms, two sitting rooms, a study, kitchen, with an interspace for water tanks and unit for the irrigation system. The first floor has air conditioning and there is WIFI and SKY TV. The heating is from a large gas tank hidden in the vegetation. There are two tufa caves used to store the eight lemon trees in pots in winter and the garden is lit by simple lamps designed by the architect Tony Facella. The property includes a cottage with an area of around 40 m2, consisting of a bedroom and bathroom besides a sitting room with complete kitchen. It is located close to the swimming pool and can be increased of a further 100 m2. The building extension authorized by the application submitted in 2012 has not been carried out by the current owner. The application for this extension can be submitted again at the expenses of the buyer. This can be added as a clause in the preliminary contract, as it has already been included in the technical report of 2012, herewith enclosed with the incomplete application and other technical documents. To demonstrate that the entire zone is completely safe and undisturbed, it is pointed out that nothing has ever been found missing, not even the numerous items of garden furniture, despite the fact that the swimming-pool and indeed the whole property is not fenced.
